Gearing up for a Grand Opening: The Boulevard at Oakley Station

That’s why there is an extra spring in our step around the corporate office today, as we prepare to host the Grand Opening of The Boulevard at Oakley Station, a new luxury apartment development of 302 units located on the Northeast side of Cincinnati. The grand opening ceremony will take place on Thursday, May 22, 2014 from 4-7pm EDT at 3225 Oakley Station Blvd, Cincinnati, Ohio 45209. Cincinnati Vice Mayor David Mann will officiate a ribbon cutting at 10am.

oakley3The Boulevard at Oakley Station features studio, one, two and three bedroom apartment homes, complemented by stainless steel appliances, Roman soaking tubs and oversized windows, granite countertops and wood style flooring. High-tech features are a constant theme in the community, including a Cyber Cafe and Gaming Lounge, Screening Lounge with Surround Sound and a heated Saltwater pool. Residents also enjoy an outdoor grilling area, fire pit, bocce ball court and tanning bed.

The Boulevard at Oakley Station was developed, constructed, owned and managed by Flaherty & Collins. Project assistance was provided by the City of Cincinnati. Financing for the project was provided by BMO Harris, First Financial and Nationwide. Construction was completed last fall on the $40 million development, part of a series of developments taking place in Oakley Station, which serves as a major hub and primary crosstown artery for Cincinnati. A $12 million storm water tunnel project was completed earlier this spring, while Kroger is set to open a 145,568 square foot Marketplace store in 2015, as well as the addition of a variety of office and restaurants within the next year or 18 months.

oakley5Units range from to 682 square feet to 1,703 square feet and are equipped with energy efficient appliances, as well as washer and dryer units. The project will be LEED certified.

We’re getting a little excited around the office this week, with the Grand Opening of Marsh at Axis just a few days away. As the Indianapolis Star highlighted today, Marsh will open a 42,000-square-foot, grocery at Axis in downtown Indianapolis on Thursday, May 15, 2014 that will serve as a new prototype, flagship store. The grand opening activities will begin at 9am with comments from Indianapolis Mayor Greg Ballard before the ribbon cutting ceremony.

“We are excited to have Marsh opening to new customers, many of whom will be Axis residents,” said David Flaherty, CEO of Flaherty & Collins Properties, who developed and constructed the Axis project. “This incredible store will serve as an anchor to Axis and the downtown area for many years to come. We are pleased that Marsh chose Flaherty & Collins and Axis to develop this concept. The project has been such a positive experience from a partnership and teamwork perspective between Marsh and our construction team.”

The new design for the store is the first of its kind in the nation and features extra space for produce, meats and a bakery. The store features top-quality meats and seafood, fresh produce and an expansive deli section. The bakery touts fresh-baked breads, cakes and pastries, as well as numerous beer and wine selections, with labels from local brew masters and vintners.

In addition, Marsh offers an extensive salad bar and other prepared meals for carry-out purchase or for enjoyment in the store’s mezzanine-level dining area. This café mezzanine area features free WiFi and the availability to order food from a kiosk in a lounge-like atmosphere, then pick-up from the main level.

Marsh is the first component of Axis to open, with luxury residential units to come this summer. Developed and constructed by Flaherty & Collins Properties, Axis is a mixed-use, multifamily development featuring 330 luxury apartments and more than 25,000 square feet of exterior amenity space.

In addition to Marsh, residents of Axis will have an amazing array of living and entertainment options in the heart of downtown Indianapolis, including a sixth floor Sky Bar with incredible views of the skyline, 24-hour state-of-the-art fitness club, indoor and outdoor yoga and Pilates studios, a resort-style pool with sundeck, outdoor grilling stations, a Zen garden with fire pit, study lounges, billiards and gaming lounges and a pet walk.

Flaherty & Collins Vice President of Development, Jim Crossin noted that Axis is already experiencing great interest. “Pre-leasing is going quickly,” he said. Whole Foods Market to anchor Market Square Mixed-Use Development

Market SquareFlaherty & Collins Properties announced Tuesday that a 40,000 square foot Whole Foods Market will anchor the forthcoming Market Square Mixed-Use Development.

“This will be one of the finest mixed-use towers in the Midwest, if not the country,” says David Flaherty, CEO of Flaherty & Collins Properties. “With the tremendous value Whole Foods Market will add to future residents and to downtown, this is truly a great win for the city of Indianapolis.”

Flaherty & Collins was selected by the City of Indianapolis to redevelop the north parcel of the former Market Square Arena site last July. The 28-story residential luxury apartment tower will feature 300 luxury apartment units, ranging from studios to two-bedrooms. In addition to Whole Foods Market, the project will have 2,500 square feet of retail space and a 525-space parking garage. The apartments will feature floor to ceiling glass, balconies, wood flooring, stainless steel appliances and granite counter tops. Residential amenities will include a resort style pool and deck, state of the art fitness and amenity spaces.

Whole Foods, which will be located on the southwest corner of the site, has stores in mixed-use developments in larger cities throughout the nation, including Boston, Chicago, Washington DC and New York City. Now, Indianapolis can be added to that list. Whole Foods Market stories feature fresh selections of natural foods, free of artificial flavors, sweeteners and preservatives. Stores offer shoppers high quality, fresh foods in an inviting setting. Each store is unique and designed to meet the needs of the neighborhoods they serve.

This new location will offer downtown residents and workers alike, fresh, organic fruits and vegetables, specialty items, high-quality meats and poultry, everyday pantry staples and sustainable seafood –appealing to the health conscious as well as devoted food enthusiasts. From the scratch bakery, shoppers will have a vast array of delicious breads and pastries, made fresh daily, to choose from.  The coffee bar will give the needed java jolt for busy shoppers. In March, the Indianapolis City-County Council voted to move forward with the $81 million project that will change the skyline of the city. Jim Crossin, Vice President of Development at Flaherty & Collins, said that construction will begin this fall and will take just over two years to complete.

Axis, located in downtown Indianapolis, will open this summer and features over 300 luxury apartments and more than 25,000 square feet of exterior amenity space. The Heights Linden Square in Gladstone, Missouri, just outside of Kansas City, will open later this summer, while The Depot at Nickel Plate in Fishers, Indiana will be completed this fall.
