Breaking New Ground: Mishawaka – The Mill at Ironworks Plaza

If it feels like you’re reading one of these groundbreaking posts every week – well…you kind of are. We just finished a whirlwind 3.5 weeks at F&C, where we broke ground on three brand new projects in a very short span of time. But the planning, preparation and execution of these events is worth it when you see and hear the excitement from the city officials and local residents who are looking forward to these projects completing and become part of the fabric of their downtowns.

Yesterday, it was Mishawaka’s turn, as we broke ground with the City, the Indiana Economic Development Corporation (IEDC) and Regional Development Authority (RDA) on The Mill at Ironworks Plaza.

You can read the official press release HERE.

But really, the story is much more about the passion the folks in Mishawaka have for this project – and particularly, this site on Front Street near the St. Joseph River, the exact spot the city was founded on in 1833. Pretty incredible fact!

“Mishawaka’s growth has always been tied to this location,” said Mayor David Wood at the event. “It is the heart of this city. What a great way to kick off the start of Mishawaka’s future!”

Elaine Bedel, President of the IEDC, and John DeSalle, of RDA, both spoke passionately about the investment made in the City, and in Northern Indiana Cities. You can feel in the tone of their voices how important this project is.

Another aspect of The Mill that stood out to our team – The Maker’s Room amenity that lead developer Brian Prince spoke in-depth about. It’s a space where residents can tinker, create freely and store their tools and items they’d normally keep in the garage. This is the first project we’re incorporated this amenity and we’re excited to get residents feedback.

Additionally, the project will boast Stacked Pickle as an anchor tenant, and we were pleased to have former Indianapolis Colts linebacker and Stacked Pickle owner Gary Brackett on-hand for yesterday’s event.

If you ever want to follow our events live, check out the F&C Twitter page HERE. Welcome to the F&C family, Mishawaka and The Mill at Ironworks Plaza!

Breaking New Ground – Stonewater at the Riverwalk in Elkhart

This week, F&C descended on Elkhart to break ground on Stonewater at the Riverwalk, a $32 million mixed-use development of luxury apartments and retail located in downtown Elkhart at the site of the former Elkhart Foundry. And our crew couldn’t have been happier with the excitement surrounding the project.

Stonewater at The Riverwalk will consist of 205 luxury market rate apartment homes and 6,300 square feet of retail space. Comprised of studios, one and two-bedroom apartment homes, the development will boast the finest amenities in the Elkhart market.

“We are very excited to partner with the City of Elkhart on this new mixed-use development, which we believe will be the destination for luxury urban living in Elkhart,” says Brian Prince, lead developer for Flaherty & Collins Properties.

Residents will enjoy over 6,800 square feet of amenities, including an amenity courtyard featuring fire pits, bar, lounge areas, grilling station and saltwater pool with a large wet deck. Additionally, the project includes a coffee lounge, conference room, pet wash, fireplace lounge, community demonstration kitchen, bike storage and repair, plus a gaming and study lounge. A 24-hour fitness center featuring Fitness onDemand® will be available for residents as well as concierge services.

In a release prior to the event, City of Elkhart Mayor Tim Neese talked about what a boon the project will be for the Elkhart.

“In addition to business attraction and retention, housing is an important component of the city’s economic development strategy,” said Mayor Neese. “Without adequate housing, the population of our city increases daily and declines in the evening, as employees return to their homes in adjacent communities and spend their hard-earned money dining and shopping elsewhere. The addition of 205 downtown units in Elkhart will help to capture a portion of that population, resulting in new income, property and sales tax revenue. We hope that this will be a catalyst for future development projects citywide and will welcome more people to live and invest in the city of Elkhart.”

Apartments will include cultured marble vanity tops with integral sinks, stainless steel appliances, washer and dryer, undermount faucets and sinks, as well as LED lighting in entries, kitchens and bathrooms.

Project partners include CSO Architects, American Structurepoint (Civil Engineer) and Lynch, Harrison & Brumleve, Inc. (Structural Engineer). Financing provided by First Source Bank. Flaherty & Collins Construction is the general contractor.

The project, at 237,337 square feet, plans to be completed by the Spring of 2019.

Down By The Water’s Edge

Berkley Riverfront Park in Kansas City is getting quite the makeover.

The area, which will be the future home of Flaherty & Collins Properties new development, Union, is undergoing a facelift. Complete with a full plan that includes beach volleyball courts, dog park (Bar K), and more, Berkley Riverfront Park will be home to an area of activity, entertainment and relaxation within the urban landscape of downtown Kansas City.

Berkley Riverfront Park is a sustaining connection between the river and the city.

And this week, the Port KC unveiled new branding and activities to future residents and guests. And our Union team was there to great them as well!

That included our future furry residents, as well:

We can’t wait to finish up construction and greet our residents to further enhance the community. Here’s a reminder of what Union will look like when complete:

Stay tuned for more! You can visit Berkley Riverfront Park by clicking HERE or Union by clicking HERE for more information.

The Heights Takes Two at AAKC Crystal Merit Awards

The Heights Linden Square took home two Crystal Merit awards this past weekend from the Apartment Association of Kansas City (AAKC) after receiving 17 nominations. Our team was well represented, with Flaherty & Collins Properties President Jerry Collins and Senior Vice President of Property & Asset Management Jill Herron both in town to help the team celebrate.

The Heights’ Kourtney Cowell was named AAKC Crystal Merit Award Winner as Property Manager of the Year for 2016! Jerry Collins (right) and Michael Collins (left) helped Kourtney with the hardware!

In addition, The Heights was awarded the Crystal Merit award for “Best Website” – and we naturally agree. (Check it out here.) Michael and Kourtney were honored to accept the trophy!

The event, held at the Overland Park Convention Center, was the 20th Annual Crystal Merit Gala and the AAKC handed out 90 awards over the course of the evening.

We are very proud of Kourtney & The Heights team, way to go!
