The Depot Welcomes First Residents

A lot of excitement around the office this week, as yesterday saw our first residents move in at The Depot at Nickel Plate, a mixed-use development in Fishers. Our team has been working hard on the project and we’re proud that new residents can officially call The Depot “home.”

The Depot at Nickel Plate, which broke ground in October 2013, provides an upscale blend of residential and retail uses in a pedestrian friendly, mixed-use development set in the emerging heart of downtown Fishers. With 242 units and 17,000 square feet of retail space, construction is to be completed in April 2015. The Depot also includes approximately 430 structured parking spaces.

New residents of The Depot at Nickel Plate will enjoy incomparable amenities, including a health club with Fitness OnDemand and a Pilates studio, screening lounge, cyber cafe, gaming lounge, a pet wash, secured bike storage, with a bike wash and repair shop to complement the new Fishers Bike Share program. In addition, two courtyards will create a relaxing and entertaining environment with grilling and dining areas, extensive landscaping, an outdoor TV lounge, fire pit, and a resort style pool with cabanas and a sun shelf.

Brixx Wood Fired Pizza, which will serve as the anchor tenant of The Depot, will occupy the 3,824 square feet of retail space, with an additional outdoor dining patio, on the southeast corner of Municipal Drive and 116th Street at The Depot. In addition, Dottie Couture, a chic boutique carrying high quality, affordable and trendy accessories for women, plans to open in early 2015 as well.

Introducing Pet Week

Around the Flaherty & Collins offices, we really enjoy getting to know our residents – including the furry ones!

We’re proud to be a management company that welcomes both cats and dogs* into our communities, so that our residents always feel comfortable and happy in their homes. As we’ve seen more and more pets coming home, we’ve had a great time trying out the latest pet amenities and talking to residents about how we can improve our property to help pets feel at home, too.

Along the way, we’ve also discovered that there are some key factors that help our residents keep their pets happy in their apartment homes. Today, we’re sharing a few of those tips with all of you to help kick off pet week!

Check out pet amenities before you move in!
While we love welcoming new residents home as quickly as possible, we want you (and your pets!) to have a great experience at our community. One way to make sure that your pets will be happy is to make sure there’s enough space for your pets in your home, and that your pets meet the community standards (like being up to date on shots and being spayed or neutered). These simple steps will save a lot of time later, when you’re wondering how you and your pup are going to live peacefully in the apartment home you chose… if only you had chosen that two bedroom, instead!

At some of our communities, we offer additional pet amenities like walking trails, a Bark Park, a pet wash station, and pet clean up stations. If these are offered, make sure you stop by and check them out! They may help you decide which apartment home you like best as well; easy access to the pet wash after a muddy walk is always great.

It may sound silly, but keep in mind that you aren’t the only resident in your apartment – and as such, you aren’t the only neighbor, either! While your neighbors may not be dog (or cat) people, it’s nice to introduce your pet to your neighbors. Not only will it help them feel a bit more comfortable with a pet living next door, but it also could come in handy if your pet accidentally got out of the apartment one day and someone else recognized them. Best case, you may make a new friend in your neighbor!

If you have a dog, this likely means finding time to take the dog out to walk, play, and use the restroom. If you have a cat, they may enjoy spending time alone, but they’ll likely want your attention too! Schedule a few minutes in each day where you can spend time with your pet and give them the attention they need to stay happy, even if that’s just a few minutes to give them a treat!

Learn how to remove pet hair.
Even the cleanest of pets will have a little bit of shedding (and in the worst case, LOTS of shedding!). To help maintain cleanliness in your household, it’s great to know how to get pet hair off everything from the couch to the counters. We’ve found this guide from Apartment Therapy to be very helpful; and it covers all the surfaces you can think of, even down to the pets themselves.

This week, we’ll be sharing more tips and tricks on our social media channels, and we’ll be running a cutest pet contest! Around the Flaherty & Collins corporate office, we get excited when a new development progresses in construction and begins taking shape. One such development is The Depot at Nickel Plate in Fishers, Indiana. This awesome mixed-use luxury development will feature 242 units and 17,000 square feet of retail space. The Depot includes approximately 430 structured parking spaces and Brixx Wood-Fired Pizza has been selected as the anchor retail tenant.

We’re excited to unveil two new renderings that showcase The Depot’s main exterior facade (facing 116th St. and Municipal Drive in Fishers), as well as the interior pool courtyard.

The pool courtyard – and a sister courtyard just on the other side of the main clubroom – features a relaxing and entertaining environment, with dining areas, extensive landscaping and an outdoor TV lounge. The pool courtyard also features a fire pit and cabanas with a sun shelf.

Residents of The Depot will enjoy incomparable amenities, including a health club, with interactive group fitness and a yoga/Pilates studio, screening lounge with an 80-inch flat screen TV, cyber cafe, gaming lounge, pet wash, bark park and secured bike storage with a bike wash and repair shop. First units are expected this fall, with construction complete next spring.

Apartments feature 9-foot ceilings, 42-inch kitchen cabinets, wood-style floors throughout, glass-tile kitchen backsplash, granite countertops, USB outlets, stainless steel energy efficient appliances and a full size washer and dryer. Some select units include Nest® thermostats, Bluetooth® Surround Sound, upgraded appliance package and rooftop decks with fantastic views and outdoor space for penthouse units.

Gearing up for a Grand Opening: The Boulevard at Oakley Station

oakley1We get excited about seeing the efforts and hard work of so many come to fruition. That’s why there is an extra spring in our step around the corporate office today, as we prepare to host the Grand Opening of The Boulevard at Oakley Station, a new luxury apartment development of 302 units located on the Northeast side of Cincinnati. The grand opening ceremony will take place on Thursday, May 22, 2014 from 4-7pm EDT at 3225 Oakley Station Blvd, Cincinnati, Ohio 45209. Cincinnati Vice Mayor David Mann will officiate a ribbon cutting at 10am.

oakley3The Boulevard at Oakley Station features studio, one, two and three bedroom apartment homes, complemented by stainless steel appliances, Roman soaking tubs and oversized windows, granite countertops and wood style flooring. High-tech features are a constant theme in the community, including a Cyber Cafe and Gaming Lounge, Screening Lounge with Surround Sound and a heated Saltwater pool. Residents also enjoy an outdoor grilling area, fire pit, bocce ball court and tanning bed.

“The Boulevard at Oakley Station is a cutting-edge development in an area of Cincinnati that is experiencing phenomenal growth,” says David Flaherty, CEO of Flaherty & Collins Properties. “We are excited at the reception the property has received thus far and what it means for the community and residents that call The Boulevard at Oakley home.”

The Boulevard at Oakley Station was developed, constructed, owned and managed by Flaherty & Collins. Project assistance was provided by the City of Cincinnati. Financing for the project was provided by BMO Harris, First Financial and Nationwide. Construction was completed last fall on the $40 million development, part of a series of developments taking place in Oakley Station, which serves as a major hub and primary crosstown artery for Cincinnati. A $12 million storm water tunnel project was completed earlier this spring, while Kroger is set to open a 145,568 square foot Marketplace store in 2015, as well as the addition of a variety of office and restaurants within the next year or 18 months.

oakley5Units range from to 682 square feet to 1,703 square feet and are equipped with energy efficient appliances, as well as washer and dryer units. The project will be LEED certified.
