Hoffman Hotel Apartments Open, Artists Welcome

Today, the Hoffman Hotel Apartments open in South Bend, and our management team is on hand to oversee the festivities. And just moments ago, the bells were rung to officially open this very cool project, designed with the creative artists in mind.

Originally built in the early 1900s, Hoffman Hotel is a historic, 12-story building at Main and LaSalle in South Bend.

Now that the rehab has been completed, South Bend has its first housing complex for artists.

“From the city’s perspective, artists are considered an early adaptor and they maybe lead the way into someplace that folks are nervous to get into,” said William Hollingsworth, Principal  with Equal Development, LLC.

The apartments – to be entirely occupied by artists –  feature sliding doors, Murphy beds, and lockers salvaged from the old St. Joseph HighSchool.

It’s a pretty sweet concept, not to mention an eye-appealing one as well.

The grand lobby will serve as a gallery, where works of art will be displayed or performed.

“They’re actually going to go in front of an artist committee,” explained Tami Chin, Property Manager of Hoffman Hotel Apartments and a member of the Flaherty & Collins Properties management team. “We’re not here to judge their art work; we just want to see what they’re going to give back to the community.”

Don’t worry, artists will be able to create their work in house. A 12th floor community studio gives residents a picturesque place to create their art.

Residents will be comprised of multiple types of artists: anything from chefs to musicians, from painters to sculptors, and from dancers to actors.

Apartments homes are designed to be affordable at Hoffman Hotel Apartments, with a studio in the neighborhood of $550 and a two bedroom unit priced right around $700.

Lt. Gov Visits Romweber Flats

Lt. Governor of Indiana, Eric Holcomb, visited Romweber Flats yesterday, and our team could not have been more excited – or proud – to show off the property.

Romweber Flats was awarded the Lt. Governor’s Award for Excellence in Affordable Housing and Community Development- Rural category in 2014. The award recognized a rural affordable housing project that creatively and cooperatively improves the lives of their residents and the community.

Romweber Flats is centrally located in downtown Batesville, Indiana and offers senior living in a convenient life style with modern amenities. Within walking distance of churches, restaurants, city parks and the farmers market, Romweber Flats is a great choice in a friendly environment. After undergoing an $8,000,000 renovation Romweber Flats is an energy efficient building that has attained a gold leed status. Romweber Flats consists of 84 apartments, with one and two bedroom options. Thoughtfully designed, these apartments offer many unique design features for seniors, helping them maintain their independence. Eight apartments have been specifically designed with residents that are physically handicapped. Washers and dryers are provided in each apartment. A central elevator provides easy access to each floor and basement that has secure resident storage at no additional cost. Romweber Flats is protected by a sprinkler system and has a central security, limiting access to residents and their guests. Residents can relax and socialize in many common areas including a movie room, an atrium room with 50’ foot ceiling, and The Big Four Café, which will be located on the first floor and will provide daily meals and will offer a wide variety of classes.

One of the final pieces of the Clark’s Crossing puzzle has been completed. Flaherty & Collins Properties Vincennes, Indiana project is an adaptive reuse of two vacant historic buildings. And after the project got underway, F&C’s Duane Miller, Vice President of Development, and other development team members wanted to do something unique and artistic to celebrate the history of the site and Vincennes.

Thus, they enlisted local artist Andy Jendrzejewski, who clearly had a vision for the site, as he recently told the Vincennes Sun-Commerical.

“I’m not sure they knew what to make of it at first. But then I got that one little corner up there done,” he said gesturing to the top left-hand corner of the mural, one he calls “The Blue Wabash.” “Then, all of a sudden, they were like, ‘Whoa, that’s beautiful!

Jendrzejewski and his wife, Amy DeLap, both retired Vincennes University art professors, worked on the mural since early 2015 in the community room at Clark’s Crossing, the old downtown middle school building repurposed as a 47-unit senior living apartment complex.

“It was so lovely to be able to talk to them. And how insightful they became about the art. I was really touched by that. I think the nicest part of this whole experience was working with the community, hearing their wonderful little river stories.”

It’s certainly a fitting final touch to the Clark’s Crossing project.

And the Award Goes To…

Yeah, the Oscars are, like, so last week.

But they’ve got nothing on Flaherty & Collins Properties, as the awards roll in throughout the year, not just one night. (#humblebrag) So, take that Leo!

This week, the Apartment Association of Southern Indiana (AASI) held it’s annual convention and awards program and our very own Jessica Coursey was named the “MVP” of the entire convention. Jessica is a bit of a “do-it-all”, jack of all trades type of person, and we couldn’t be more proud of her hard work! Her infectious effort must have been passed on to other F&C team members, as Sherry Riker was named the Rookie of the Year by AASI. Sherry is the amazing property manager at the successful new Downtown Terrace property in Petersburg, Indiana. J’Juan Helm was a finalist for Maintenance Technician of the Year as well.

Meanwhile, back in Indianapolis, one of F&C’s newest projects, Axis, was scooping up a fairly prestigious honor on it’s own.

Axis was been named the Best Mixed-Use Retail Project by the NAIOP Commercial Real Estate Development Association’s Indiana Chapter. This is the second time Flaherty & Collins Properties has had a project win the award, with Cosmopolitan on the Canal taking home the hardware in 2011.
